The Changes in the Real Estate Market: Technologies, Stability and International Partnerships at the International Property Market

The IPM 2025 real estate exhibition in Kazan continues— the second day of the forum has become a platform for discussing new approaches to construction, design and investment. The digitalisation of processes, sustainable urban development and international partnership are at the centre of the stage. Deputy Prime Minister of the Russian Federation Marat Khusnullin delivered a keynote speech, outlining the main directions of industrial transformation.

The second day of IPM saw discussions on keen topics: the future of the industry, digital transformation, new international partnerships and architecture, with a human being the heart of it. And the key event of the day was the plenary discussion “Global trends in real estate: adaptability, digitalisation and investments in the era of change”.

Before the beginning of the plenary session, Deputy Prime Minister of Russia Marat Khusnullin, Minister of Construction, Housing and Utilities Irek Faizullin and Rais of the Republic of Tatarstan Rustam Minnikhanov attended the exhibition. The delegation visited the key stands: Group of Companies TOCHNO, Sea Breeze, Suvarstroyit, SMU-88, Alabuga Development, Strana Development, as well as the exposition “Cultural Heritage of Tatarstan”. The presented projects sparked keen interest and launched the discussion on architectural solutions.

Plenary session: sustainability and the new map of the future

The main event of the day was the plenary discussion “Global trends in real estate: adaptability, digitalisation and investments in the era of change”. Marat Khusnullin greeted the participants of the plenary session and noted that the transformation of the industry is impossible without accelerating the pace of development:

“The issue of real estate is the most important one of all for the development of the country. If real estate is developing, then the country is developing. Over the past five years, we have seen increase in housing construction: we have built 568 million square meters of real estate, which is about 0.7 square meters per person. On a national scale, this is a rather significant growth rate,” said Khusnullin.

The Deputy Prime Minister of the Russian Federation also drew attention to a number of systemic challenges the industry faces: “To date, there is a shortage of labour resources in the country, and in some regions there are problems with a shortage of building materials. The country faces a large number of challenges, but I see it as a good thing – any challenge provides an opportunity for development. And now we have time to rethink and determine new approaches to the further development of the country, including in terms of real estate,” he said.

Digitalisation and sustainable design: tools that change the market

A number of key sessions held on the second day of IPM 2025 were dedicated to the way digital technologies, sustainable thinking and cultural identity form new standards in architecture and construction. The “Digitalisation as a new standard: transformation of construction and infrastructure in the development of cities and agglomerations” session presented specific tools that are already changing the construction industry. The “Construction Navigator: the Course to Digitalisation (NOTIM)” platform presented solutions that are already being implemented in Russian projects, from BIM modelling to digital platforms that simplify processes and increase their transparency.

At the plenary session “Development of a sustainable and universal approach in the construction environment”, architects and researchers from Malaysia, Russia, India, and Brazil shared their experience in implementing universal design practices that work in different climatic and cultural contexts. Sustainability, human-centeredness and peace with the urban environment took centre stage during the discussions.

“At the plenary session “Development of a sustainable and universal approach in the construction environment”, the chief architect of Kazan Ilsiyar Tukhvatullina gave an interesting and striking speech on Kazan, plans, and development. I hope that we will be able to work together, because Tatarstan is one of the key regions in terms of co-operation for our organisation. Foreign speakers gained our interest with the ways they relate to architecture with its sustainability, human-centeredness, the way architecture should fit into the urban environment,” said Marina Slutskaya, the Head of the Department of Sustainable Development and International Cooperation of the AO “DOM.RF”.

The participants of the business programme paid special attention to Islamic architecture, the role of artificial intelligence in development, approaches to the regeneration of the urban environment and the need to rethink existing practices in the face of change.

Signing and alliances: steps towards international co-operation

A number of new agreements were signed at the International Property Market today, signifying the true interest in long-term co-operation:
● between the Russian-Emirati Business Council and the Azerbaijani-Russian Business Council – an agreement on cooperation;
● between the National Association of Robotics Market Participants (Russia) and the Azerbaijan-Russia Business Council – an agreement on joint work in the field of technology and innovation;
● agreement of intent for the implementation of the investment project in Zelenodolsk (Tatarstan).

“There are massive, experienced developers in Tatarstan. We are already negotiating with them — we can potentially do something experimental to see what resort potential Kazan has today.”

Today the Deputy Prime Minister of Russia Marat Khusnullin, Minister of Construction, Housing and Utilities Irek Faizullin and Rais of the Republic of Tatarstan Rustam Minnikhanov paid us a visit. They commended our projects. We also presented drafts of the construction of modern architecture, skyscrapers, public centres, combining modern and traditional architecture, as we see. This vision is different from the Arabic one.
